After 10 years of hosting, I’ve put together my vacation rental essentials list, because I’ve learned that guests rarely notice when you’ve done everything right, but they always notice when something is missing or not quite right. A dull knife, one roll of toilet paper, scratched up pans or a hair dryer that barely blows air.

So, I put everything I stock in my own rental on one list. If you’re setting up a new place or just want to give your rental a little refresh, start here.

Bedroom

This is where guests spend a third of their stay, so it’s where I put my money first. Every bed gets a mattress protector, two sets of comfy sheets, a comforter and quilt on top, and at least two pillows per person. Guests love choices so I offer two pillow options. Blackout curtains that still look pretty are also a plus. I like to throw a blanket at the end of the bed and some pretty pillows too. Not too many but a few!

Safety

This part is important. Every Rental needs a working smoke and carbon monoxide detectors, a fire extinguisher in the kitchen, a first aid kit and a flashlight where guests can find it. Many areas require these and it is important to have them.

The Kitchen

Even guests who say they’ll eat out every night end up making coffee and breakfast. The basics: a set of pots and pans, sharp knives, a cutting board, dishes and glasses for more people than you sleep, a coffee maker, a toaster, and cooking utensils. Don’t forget the small things that get missed: a can opener, a wine opener, oven mitts, dish soap, a sponge, a colander. All those little things guests might need and you don’t want to get the call to bring them. It is much easier to have it all there first!

The Little Extras

This is what gets you five star reviews! A Welcome Basket, a phone charger by the bed, a few beach towels if you are near the water. The Wifi password right where everyone can see it. A guestbook to show your favorite local spots. Some games and toys for the adults and the kids!

Cleaning and Restocking Supplies

This is what keeps your turnovers fast. I keep a locked owner’s closet stock with all the backups for toilet paper, paper towels, trash bags, laundry detergent and all purpose cleaners. I leave a starter amount for guests and keep the rest where you can grab it for a turnover. I do leave a broom and a vaccuum in the closet for easy access. It allows the guests to clean up if they want to and I have found that many guests actually do use them. So leave them easily accessible just in case!

Start with the List

You don’t have to buy it all in one day. Start with the safety items and the bedroom and kitchen. Then build from there. Everything I’ve mentioned is on my list, so you can check them off as you go! Just start and the rest will come together in time. You can add cozy blankets and throw pillows as you build and make money. You’re doing great! I am here to help you with any questions you may have along the way. Feel free to email me as well at thebeachhostess@gmail.com. You can also follow me on Instagram and Facebook. I will try to share everything I have learned.
